The apartments were furnished as an apartment section to our downtown hotel Arte, offering our guests space, style and home comforts – more than just a hotel. The Arte difference is lifestyle – one's own private suite, a place to entertain, or simply a great place to relax.

On our own plot of 827 m2 situated in the central part of Sofia, an office building will be built up with a total area of 6.905 m2 including two underground floors with storages and garages for about 51 cars.
The building has a ground floor and seven more floors above the ground level, sub-roof floor with 45о roof, and 2 underground floors. The floors to be leased are accessible via a common entrance from Rakovski Street. The floors below the ground level are also accessible from Rakovski Street, by means of a loading platform for vehicles. There are technical areas and parking lots and in the underground floors for a total of 51 vehicles.

The ground floor and the first floor will accommodate shops, storage areas and sanitary units.

The office space is situated in a separate building in the inner yard of the block of flats at #12, Zar Osvoboditel Boulevard, Sofia, at two levels – ground floor and mezzanine. Бул. The central heating system in the premises is backed up by an air-conditioning facility, the floor is covered with granitogres tiles and oak parquet, and the illumination in some of the rooms is enhanced by glass partition walls. The stairs are made of granite. The furnishing of the bathrooms is luxury.


The total area of the first level is 154,25 sq. m, which can accommodate a reception/secretary’s desk, four separate offices, a tea-room, and WC.

The Office building at #90, Rakovski-street in Sofia was constructed in the beginning of the 20th century, as a monolithic solid-structure building with a double-slope wooden roof covered with grooved tiles. The architectural style of the façade is late Secession, characterized by many ornamental geometrical elements, especially around the openings in the walls.

Since 1950, the building was used for administrative purposes. As a result of the long use of the building and poor maintenance of the wooden roof structure, the latter needed complete reconstruction.

In 2000, the entire roof structure and the heavy brick walls of the third floor were dismantled and replaced with a light roof metal structure and gypsum fiberboard walls of the appropriate type, with the required thermal insulation and anti fire equipment. The roof is covered with bitumen “VILAS-VEDAG” shingles. The interior allocation of space has not been changed. In the sub roof space, however, new office areas have been built. The entire flooring and the coat of walls and ceilings have been replaced or renovated. The façade has a smooth color coat. The doors and the window frames are wooden. The basement was completely reconstructed, and its height was increased.

The basement level was extended over the yard, the new space being used as a storage area, as well as for the installation of central heating equipment and other technical facilities. The rooms in the older part of the building have been reconstructed as offices. A lift shaft was constructed in the corner between the two sections of the building, next to the existing staircase, in the space between the building and the adjacent 6-storey building. This shaft has further improved the seismic and spatial resistance of the entire building.

The area of the plot is 604 sq. m, according to the geodesic survey; 604 sq. m – according to the city plan, representing plot VI-6 of block 505, city of Sofia, MCC-Zone A, bordering on:

 2. Building

The building has been renovated and a superstructure has been added to the existing 3-storey building. The architectural exterior of the building as a monument of material culture “of local importance” has remained unchanged. Complying with the authorized architectural plan for repair, renovation and reconstruction of the roof as a mansard, the interior space has been utilized using efficient and modern techniques.

In terms of structure, the building has stone foundations with leveling stone-and-cement walls. The reinforced-concrete slabs are supported by solid-brick walls. The renovation project included – as a measure for compliance with the seismic requirements – the construction of an internal reinforced-concrete lift shaft up to the 4-th floor. The construction of the mansard is a combination of metal and reinforced-concrete elements with wooden lining and copper coating on the outside. After the renovation, the building has a solid reinforced-concrete structure, with partition walls and exterior brick walls, and metal roof structure. Now the building as a whole has new construction characteristics and reinstated operation life.

The yard is surrounded by a metal fence with forged-iron ornaments.

The two main entrances to the building face the east, at G.S. Rakovski street.

The building consists of a basement, first floor, second floor, third floor, and a mansard.

The wonderful secession building was completely refurnished by Rapid, creating two new floors under the roof, a restaurant in the basement and a new lift on a gross floor area of approx. 1230 m2, just in front of the National Opera house in Sofia.

It used to be the main office of HypoVereinsbank (Bulgaria) for two years. The house belongs now to a Bulgarian company.
